Architectural Review Board approvals, colors, and renovation guidelines

All exterior changes to your property — painting, roofing, additions, landscaping, and more — require approval from the Architectural Review Board (ARB) before work begins. The ARB ensures Sea Pines maintains its natural, coastal character.

Renovation Approval Process

Submit Application

Choose the right form and submit by Wednesday at noon

ARB Reviews

Board meets every Tuesday at 1pm. Your review is the 2nd Tuesday after submission.

Get Approved

Once approved, post your permit visible from the street before starting work.

Begin Work

Contractors may work Mon-Sat 7am-7pm. All work must follow approved plans.

Minimum lead time: ~12 days from submission to board review

Exterior painting or staining

Roof replacement or repair

Additions or new construction

Deck, porch, or patio work

Fencing or walls

Driveway or walkway changes

Landscaping changes

Tree removal

Pool or spa installation

Exterior lighting changes

Signage (commercial properties)

Dumpster placement

Starting work without approval can result in fines and stop-work orders. In Q4 2025, over 100 architectural violation notices were issued. When in doubt, contact the ARB first.
